Foundations
Before the homes can be delivered, foundations must be laid. This is also the stage at which water and sewage piping should be installed and arrangements made for the electricity supply.
We can provide information regarding the type of foundations needed for the type of house ordered. The specifics will depend on local ground conditions and we recommend you consult a structural engineer and also hire a local builder. We are always available to help and advise during this process. Once the foundations are down, we will double-check everything before the modules are delivered.
It is possible that the foundation drawings might need to be approved - check the ‘Planning’ section on our website for more advice on this.
Planning
Your local Planning Control Department will determine whether you need planning permission for a Viridis home. In certain circumstances, it may be possible to proceed without planning. However, in every case, we strongly recommend you take professional advice from a planning consultant before proceeding with an order.
Examples where you may not need planning permission may include the following:
- The exchanging of an existing static caravan for a two module bungalow (please refer to the Delivery page on this website for more details). This is because the two module bungalow has been designed to technically fall within the regulations of the Caravan Act 1998. A typical example of this situation would be holiday parks that wish to upgrade to a more environmentally sustainable and warmer home.
- Permitted Development Rights can include buildings such as the Viridis bungalow to be built within the grounds of a domestic dwelling. It is our understanding that the buildings can only be used when associated with the main house. Examples may include garden offices, pool houses and visitor accommodation.
As you may already know, different areas have different planning guidelines and interpretations when it comes to new buildings. Local planning consultants will be familiar with the local emphasis which may affect the type of home that you wish to order from Viridis Homes.
Architects will also be familiar with the planning process. Normally, they will design a whole building for their customer. So, if you wish to consult them, you will need to discuss their fees, as much of the work they would normally do comes already completed with a Viridis home.
