Site Access and Survey
Our homes will be manufactured in either two or four modules, depending on the design chosen. These will be delivered by articulated lorries which need to be able to drive up, one by one, and offload the modules by fork-lift truck - no need for expensive cranes!
Access is required for a 17-tonne forklift truck which will also arrive on an articulated lorry. The forklift needs to operate on a hard-standing area; this can include temporary road surfaces and heavy-duty running boards. We have our own stock of running boards which we can supply, provided we have carried out a full site survey in order to tailor our operations to suit your topography. The site survey means we can also take care to reduce the turning requirement of the forklift truck by ensuring that the modules are loaded on the lorries in specific orientations to suit your site. This reduces the time required to install the home, limits the impact on the local environment and cuts down on truck fuel which in turn decreases harmful emissions.
In view of the obvious advantages, we strongly recommend that all clients take advantage of our site survey service, where we can thoroughly assess the site layout, access and delivery locations in advance to ensure a smooth delivery and installation process.
Delivery
On delivery day, the house modules will arrive ready-built, in two or four modular sections. Each individual section is 3m to 4m wide and 8m to 16m long and weighs 6-16 tonnes. Depending on the size of house, either two or four trucks will arrive on site, along with the forklift truck ready for installation.

The modules are lifted off the lorries by the forklift truck, straight into their final positions.
Two Module Bungalow
The modules are lifted off the lorries and then moved by detachable bogies that allow the home to be towed around the site by our specialist 4x4 vehicles. In this instance, the home has to be placed on a raised foundation. The home is lifted from underneath by four specialist lifting jacks and lowered onto the raised foundation points. The benefit of this system is that the home can be legally classified as a mobile home for planning purposes.
Four Module Bungalow
Alternatively, this home can be delivered in four quarters and then lifted off by forklift truck. This means it will maintain the same credentials as a timber framed home for planning purposes.
Once the home has been delivered, the assembly team takes on average just two days to seal the joints, connect the internal wiring loom and plumbing, and conduct quality checks for structural integrity. Once this has been completed, all that is needed are the connections to the mains electrical, water, waste and gas networks. NB gas connection is relevant to Level 4 homes only.
For complete peace of mind, our 12 month warranty period commences only after the home has been connected, tested and certified.
